Senior Management

The principals, Ralph G. Edwards, Jr., serving as Chairman & CEO, David M. Brooks, serving as president and Donald T. Stone, serving as Chief Financial Officer.

The management team has well over 85 years experience in real estate investments and its breadth of experience in executing successful property strategies covers a broad spectrum of activities including principal investments, economic and property analysis, tax structuring, asset management, administration, leasing and development. EBS is headquartered in Atlanta and employs a total of three professionals and support staff to compliment the three principals.

 

Strategic Business Results

Increasing competition and the improved technology/information flow have significantly compressed the transaction time frame for real estate acquisitions. Only buyers who can act quickly and decisively will be positioned to buy investment grade properties.  To be in that posture, buyers must have its capital in-place so that they can react to strategic investment opportunities.

Given this environment, EBS raises capital in advance for several asset classes that can be best classified as:

  • Core Investments
  • Cash Flow Investments
  • Opportunistic Investments

These targeted investment vehicles afford our capital partners the opportunity to match their investment profile with their risk tolerance. The investment criteria for each vehicle is narrow, thus giving our capital partners advance understanding of the merits and risks of each. By combining readily available capital with our deal sourcing capabilities and brokered transactions, EBS is positioned to take advantage of a market and operating savvy that has been built-up over years of owning and operating properties in our targeted markets.

    EBS’s success has been built simply… lease-by-lease, property-by-property. And we will continue to build on that track record with our capital partners by making strategic acquisitions in a fast-paced environment and adding value through our hands-on approach in a principal-to-principal operating environment.

    Strategic Investment Plan

    Beginning in the early 1990’s, EBS originated and executed an investment strategy focused on the acquisition and intensive management of opportunistic assets utilizing maximum leverage and short holding periods. This strategy proved quite successful, as EBS has sold those assets generating significant profits and yielding equity returns for each partnership well in excess of 35% per year.

    Today’s investment environment is different as will be tomorrow’s, but careful attention to our markets and conservative underwriting will continue to produce superior results.

    • Ralph G. Edwards, Jr. Chairman and CEO

      Ralph Edwards moved to Atlanta from North Carolina and has been actively involved in all phases of commercial real estate in Atlanta for almost forty-five years.

      After completing his engineering degree at North Carolina State and his Masters Degree in Business Administration at the Harvard Business School in 1967, he joined Ackerman and Company and later served as Regional Manager of Merrill Lynch Commercial Real Estate and President of L.J. Hooker International specializing in investment real estate acquisitions.

      During his career, he has qualified as a life member of the Atlanta Real Estate Board and received the prestigious Silver Phoenix Award for lifetime achievement. He closed over $1 billion of real estate acquisitions before establishing his own real estate investment firm in 1990.

      His professional leadership positions include the past chairmanship of the Atlanta District Council of the Urban Land Institute, Board of Directors of the Atlanta Real Estate Board and membership in the Harvard Business School Club of Atlanta and the Society of International Business Fellows.

      His community service activities include Treasurer and Senior Warden of the Church of the Atonement, past chairman of the board of The Link Counseling Center, past chairman of the Advisory Board of the Trust for Public Land and he currently serves on the board of the BeltLine Partnership.

      Ralph enjoys his life of five children and four grandchildren with his wife Ree.

    • David M. Brooks, President

      Mr. Brooks has been involved in various disciplines of the commercial real estate industry for over 30 years. These include brokerage acquisitions and dispositions, leasing, asset and property management, asset advisory consulting, commercial appraisals, development, syndications and ad valorem tax consulting.

      He has hands-on experience with computer modeling including analysis and computer proficiency in Argus, Excel and Windows based systems, which augment real life applications.

      In 1981, Brooks joined Farnsworth Development, a master planned developer of retirement communities in Mesa, Arizona. He trained in horizontal planning and development of large land parcels, vertical commercial and residential development and commercial brokerage.

      He moved to Atlanta in 1985 and continued his career in commercial brokerage with Royal LePage Commercial and Fidelity Real Estate Group. As a broker, he has been involved in more than $200 million dollars in transactions.

      As an advisor, he represents international investors in the acquisition and disposition of real estate in Atlanta, Boston, Washington, D.C., Miami, Dallas and Wisconsin. He focuses on value enhancement through pro-active Asset Management and Due Diligence underwriting.

      He is a graduate of Brigham Young University with a B.S. in Psychology – with an emphasis in statistics and motivational theory. Mr. Brooks resides in Atlanta with his wife and has five daughters.
